Your Responsibility

During the term of the lease, you will be responsible for the following:

Prior to moving into your dream home;  

• Pay $5,000 for Option Consideration. This amount will be credited towards the down payment when you exercise the Option to Purchase.
• Pay the first month’s rent — monthly rent payment equal to 0.9% of VFI’s purchase price.**
• Provide the security deposit in the amount of first month’s rent.

During the term of your lease;

• Pay for 1/2 of an annual home protection warranty to cover repairs needed on the home (estimated at $15 per month)
• Maintain the home and landscaping in good condition and provide non-warranty repairs as needed.
• If applicable to your home of choice, make payments for HOA and for any assessments on property other than the property taxes.
